We Don’t Sell Homes.
We Earn the Right to
Advise You on One.
Founded in Bangalore. Built on relationships. Driven by the belief that finding a home worth crores deserves more than a cold call and a brochure.
Built on Referrals.
Never on Cold Calls.
Dwelling Ventures was born from a simple observation: homebuyers spending ₹2–10 crore on a residence deserved far better than a transactional broker experience.
What began as a small, referral-driven advisory — helping families navigate Bangalore’s most complex property decisions — grew quickly because the experience spoke for itself. No advertising. No cold outreach. Just honest counsel, deep market knowledge, and the kind of follow-through that earns a family’s trust.
Today, we work exclusively with Bangalore’s most respected developers — Embassy, Sobha, L&T Realty, Lodha, Birla Estates, Assetz, Sattva, and others — giving our clients access to pre-launch inventory, preferential pricing, and floor plans that never reach the open market.
We have advised over 500 families. We represent fewer than 15 active projects at any time. And we have never charged a single rupee in brokerage.
Purpose Over Transactions.
Our Mission
To make luxury home-buying in Bangalore transparent, personal, and genuinely enjoyable — by combining deep market knowledge with a service standard that respects our clients’ time, intelligence, and trust.
Our Vision
To be the advisory that discerning families — in Bangalore and abroad — seek out before they begin their property search. Not a marketplace. Not a listing portal. A trusted name that stands for quality, discretion, and results.
Who We Are.
We built Dwelling because we believed real estate advisory could be done differently — with conviction, competence, and care.

Sumit has been in real estate since 2018, advising buyers and learning the market from the ground up. An engineer by training (CMR Institute of Technology, Bangalore), he brings a builder’s mindset to every process — from CRM workflows to client experience design.
At Dwelling, Sumit oversees sales strategy, talent acquisition, day-to-day operations and the technology systems that power the firm. He is hands-on with every strategic decision — from which projects Dwelling represents to how each client journey is managed.

Ankita brings close to a decade of real estate experience to Dwelling, with deep expertise in ultra-luxury transactions and NRI advisory. Before co-founding Dwelling, she built an extensive track record in premium residential sales across Bangalore’s most sought-after corridors.
At Dwelling, Ankita leads business growth, developer partnerships, sales and marketing strategies. She personally manages the firm’s highest-value mandates — working closely with HNI and NRI families who need a trusted single point of contact for everything from shortlisting to registration.
An Advisory Built for Clients
Who Do Their Homework.
Pre-Launch & Off-Market Access
We are among the first to know when Bangalore’s leading developers plan a new phase or tower. Our clients access inventory, pricing, and floor plans before public launch — because the best units are gone before the ads go live.
Zero Brokerage, Always
We are compensated by our developer partners, never by our clients. There is no hidden fee, no convenience charge, no closing cost. The price you pay is identical to what the developer offers directly — often better, because of our volume relationships.
One Advisor, Start to Finish
No call centres. No lead rotation. From your first conversation to possession, one dedicated advisor manages your entire journey — someone who knows your budget, your preferences, and your family’s priorities.
Curated, Not Aggregated
We intentionally represent a small portfolio of RERA-approved, bank-sanctioned projects that we have personally vetted. If a project doesn’t meet our standards for construction quality, developer credibility, or location fundamentals — we don’t list it, regardless of commission.
