Lodha Whitefield vs Brigade Avalon vs Mahindra Blossom
Three premium Whitefield addresses, three different trade-offs. Size, price per sq.ft., possession, RERA status and metro access — side by side, with our honest read on who each one suits.
Short answer: Pick Lodha Whitefield if you want the biggest home (2,500 sq.ft. and up, or a grand residence or penthouse) next to an operational metro, and can accept pre-RERA risk and possession around 2030. Pick Brigade Avalon if you want a large home that is already RERA-registered with possession around 2028. Pick Mahindra Blossom if you want the metro at your gate and the best price per sq.ft., in homes up to ~2,450 sq.ft.
We advise on all three as a channel partner, and these are the projects our Whitefield buyers most often shortlist together. Prices below are the latest we have from the developer or public listings; confirm the current price sheet before you decide.

Lodha figures are tentative EOI-phase numbers shared by Lodha; RERA pending. Brigade Avalon from Brigade’s project page (sizes as listed by Brigade) and public listings. Mahindra Blossom prices are all-inclusive as listed on Housiey. Per sq.ft. and density are our arithmetic. Area bases (super built-up vs carpet) can differ between developers — compare carpet areas once all three are confirmed.
Lodha Whitefield: the biggest homes, the biggest premium
Lodha Whitefield’s smallest home, a ~2,500 sq.ft. 3.5 BHK, is about the size of Mahindra Blossom’s largest. Its 3,100–3,300 sq.ft. 4 BHK (with staff quarters), 5,000+ sq.ft. grand residences and 6,000+ sq.ft. penthouses have no direct match at Hope Farm. You pay for that at around ₹18,000 per sq.ft., the highest of the three.
The trade-offs are timing and certainty. The project is in its EOI phase with RERA pending, so sizes, prices and the possession date are not yet binding. The EOI is by bankable cheque in favour of Lodha Developers Limited; we explain the process in our Lodha Whitefield EOI guide. Full details are on the Lodha Whitefield project page, and our verdict is in the Lodha Whitefield review.

Brigade Avalon: large homes, already registered
Brigade Avalon is the closest like-for-like rival to Lodha. Its 3.5 and 4 BHK homes are listed at 2,933–3,862 sq.ft., it is RERA-registered, and possession is expected around December 2028 — about two years ahead of Lodha. At ~206 homes on ~4.36 acres it is also the least dense of the three.
What you give up is the metro on foot, and the grand-residence and penthouse tiers. Entry is ₹4.62 Cr, which on Brigade’s listed sizes works out lower per sq.ft. than Lodha’s.
Mahindra Blossom: the value pick, metro at the gate
Mahindra Blossom sits directly opposite Lodha Whitefield and abuts the Hopefarm Channasandra metro station. It is RERA-registered, launched in December 2025, and pre-certified for IGBC Green Homes and Net Zero Waste. A 4 BHK of ~2,450 sq.ft. lists around ₹3.91 Cr all-in — roughly ₹1.85 Cr less than Lodha’s 4 BHK, for roughly 650–850 sq.ft. less space.
The catch is scale and size. With ~750 homes on ~9.3 acres it is the densest of the three, and its 2 BHK and some 3 BHK lines have already sold out. See our Mahindra Blossom page for current availability.
Which one fits you?
- You want 3,000+ sq.ft. or a grand residence or penthouse, and a walkable metro: Lodha Whitefield.
- You want a large home but need RERA certainty and earlier possession: Brigade Avalon.
- You want the metro at your gate and the best value per sq.ft.: Mahindra Blossom.
- You are an investor focused on price per sq.ft.: Mahindra Blossom or Brigade Avalon; Lodha’s case is brand and product scarcity, not entry price.
- You are an NRI buying for a future return: Lodha or Brigade, depending on whether size or certainty matters more.
Our read: These are not three versions of the same product. Lodha Whitefield is the large-home, brand-led pick; Brigade Avalon is the certainty pick; Mahindra Blossom is the value pick. Decide which of size, certainty and price matters most, and the choice usually makes itself.
