Lodha Beaumont Estate Review:
Should You Book Cluster 1?
An honest assessment of North Bangalore’s newest launched luxury Estate — what’s real, what’s hype, and whether Cluster 1 is worth booking now that it’s live and RERA-approved.
Lodha Beaumont Estate — known during pre-launch as Lodha Sadahalli — has officially launched. Cluster 1 is RERA-approved: 516 residences across 11.7 acres, the first phase of Lodha’s larger 70-acre Estate masterplan in Sadahalli, North Bangalore, 10 minutes from the airport on the Bellary Road corridor. This was the project brokers were circulating in hushed tones before a single brick was laid. Now it’s real, registered, and open for booking.
At Dwelling Ventures, we’re an authorised marketing partner for this project. That means direct conversations with the Lodha team, a walk of the site and the Cluster 1 layout, and enquiries fielded from buyers ranging from NRIs anchoring in Bangalore to senior professionals working the airport corridor. Here’s our honest read, now that Cluster 1 has launched.

The case for buying Cluster 1 now
Location fundamentals are strong
Sadahalli sits in the sweet spot of North Bangalore’s airport corridor — close enough to Kempegowda International Airport (KIA) to matter for connectivity, far enough to still have land and green cover. The area is seeing serious infrastructure investment: NH-44 widening, the proposed Sadahalli Metro Station five minutes away on the Namma Metro Blue Line airport extension, and the adjacent Prestige Tech Cloud SEZ. These aren’t speculative — they’re funded and under execution.
For end-users working the airport corridor (GE Aerospace, Air India MRO, KIADB Aerospace SEZ) or in Hebbal and Manyata Tech Park, this location cuts commute time relative to a comparable luxury address in Whitefield or Sarjapur by 30–40 minutes daily.
Lodha’s delivery track record
The Lodha brand carries real weight. Their Mumbai projects — Palava, World Towers, Trump Tower Mumbai — are benchmarks for delivery quality in India, and the group reports zero project abandonments in four decades. Their Bangalore entry with Lodha Mirabelle (Manyata corridor) and Lodha Azur (Bannerghatta) has been well-received, and early buyers in those projects have seen healthy appreciation.
Cluster 1 pricing is locked in ahead of future phases
With Cluster 1 now RERA-approved and launched, EOI-stage pricing is off the table — but there’s still a timing argument. Township-style developments typically reprice upward as later clusters release, once early infrastructure, amenities, and social proof are visible on the ground. Booking into Cluster 1 locks in entry pricing for the address before the remaining ~58 acres of the masterplan come to market in later phases. On a ticket size of ₹3.34–5.12 Cr, that’s a meaningful consideration for anyone planning to buy into this address eventually.
Our read: The location thesis is sound, the developer is credible, and — unlike during pre-launch — the project is now RERA-registered with the legal protections that come with it. For a buyer comfortable with a June 2030 possession timeline and a budget above ₹3.34 Cr, Cluster 1 deserves serious evaluation.
The honest caveats
Only Cluster 1 has launched
RERA approval currently covers Cluster 1 — 11.7 of the project’s 70 acres. The remaining land and future clusters haven’t launched yet, so the fully realised estate — the lakeside boulevards, the complete clubhouse ecosystem, the scale that makes the 70-acre pitch compelling — will build out in phases over several years. Buyers today are committing to Cluster 1 and the masterplan’s trajectory, not a finished estate.
Possession is four years out
June 2030 is a long runway. That’s typical for a project of this scale and isn’t a red flag on its own — but it does mean buyers need a genuine multi-year horizon and shouldn’t treat this as a near-term move-in option.
North Bangalore supply is deep
The airport corridor is not undersupplied. Prestige, Birla, Embassy, Brigade, and Sobha all have active or upcoming projects within a 15-km radius of Sadahalli. Competition for the ₹2.5–5 Cr buyer is intense. Lodha’s differentiation — ultra-low density (34 units/acre), European garden estate design, 4 lifts per floor for just 4 homes — is real, but buyers should visit and compare before committing.
Grand Residences & Penthouses: the most differentiated product
The Grand Residences and Penthouses (5,000–8,500+ sq.ft.) remain the most exclusive inventory in Cluster 1 — pricing on request, allocation by appointment. If this is what draws you, initiate early. The 3 and 3.5 BHK configurations are more broadly available and offer the strongest entry pricing.
Who is this right for?
Strong fit: NRI buyers anchoring in Bangalore who want a blue-chip developer address near the airport. Senior professionals in the airport corridor comfortable with a 2030 possession horizon. Buyers upgrading from a ₹1.5–2 Cr apartment who want a definitive luxury step-up.
Weaker fit: Buyers needing possession in under 3 years. Those prioritising inner-city locations (Indiranagar, Koramangala, Whitefield) for lifestyle reasons. Investors looking for rental yield rather than capital appreciation — this is primarily an appreciation play.

Embassy Springs — a large integrated township in Devanahalli, on the same airport corridor.
Lodha Whitefield — Lodha’s East Bangalore counterpart; see our Lodha Whitefield review for the full breakdown.
Sobha Hennur — Sobha’s 45-acre pre-launch township on Hennur Main Road, from ₹2.3 Cr; see our Sobha Hennur review for how it compares on price per sq.ft.
