Embassy Eden Review:
Is North Bangalore’s ₹27 Crore Villa Estate Worth It?
An honest assessment of Embassy Group’s newest ultra-luxury villa community in Rajanukunte — what’s genuinely rare about it, what buyers should question, and who should actually book.
Embassy Eden is Embassy Group’s newest villa launch in North Bangalore — a 31.30-acre gated estate at Narayanapura, Rajanukunte, capped at only around 90 residences. It’s officially launched and RERA-registered (RERA/1251/472/PR/311225/008368), with a project GDV of approximately ₹1,800 Crore. This is a very different proposition from Embassy’s own apartment-led projects in the corridor: fewer homes, more land per home, and a starting price above ₹27 Crore.
At Dwelling Ventures, we’re an authorised marketing partner for Embassy Group projects in Bangalore. That gives us direct pricing conversations with the developer, access to villa layouts as they’re released, and a stream of enquiries from buyers evaluating Eden against other North Bangalore luxury addresses. Here’s our honest read.
What is Embassy Eden, exactly?
Embassy Eden is an ultra-luxury gated villa community at Narayanapura, Main Road, Rajanukunte, North Bangalore — within Embassy Group’s own established ecosystem, near Stonehill International School and Embassy Knowledge Park, and roughly 15.6 km from Kempegowda International Airport. It was officially launched in December 2025 and is RERA-registered. Two 5 BHK villa formats are on offer, both with east/west facing orientations and terrace and basement rights.
| Configuration | Size (sq.ft.) | Starting Price |
|---|---|---|
| Mansion A · 5 BHK | ~7,200 | ₹27 Cr |
| Mansion B · 5 BHK | ~8,945 | Price on Request |
Possession: 2031 · 62% landscaped open space · Terrace + basement rights · East/west facing · RERA/1251/472/PR/311225/008368
Our first read: Eden is one of the very few genuinely low-density villa launches in North Bangalore right now — 90 homes on 31 acres is a different scale of exclusivity from the gated-villa-layout projects most developers are building. That scarcity is real. Whether it’s worth ₹27 Crore-plus depends heavily on how you weigh a 2031 possession date and pricing that’s still partly opaque (Mansion B is on request).
The case for buying at Embassy Eden
Genuine low-density scarcity
Only around 90 villas across 31.30 acres works out to roughly 3 villas per acre — an unusually low density for a project this close to established North Bangalore infrastructure. 62% of the land stays landscaped open space. Most of what’s launching in this corridor right now is high-density apartment supply; Eden is a rare villa-format alternative at scale.
Embassy’s own ecosystem, not a standalone bet
Eden isn’t an isolated land parcel — it sits inside Embassy Group’s existing North Bangalore footprint, a few kilometres from Embassy Knowledge Park and Stonehill International School, both already operational. Buyers aren’t betting on infrastructure that might arrive; a meaningful part of it is already built and running, which is unusual for a project at this price point.
Developer track record
Embassy Group has been active in Indian real estate since 1993, with over 85 million sq. ft. delivered across residential, commercial, retail, hospitality and education, plus operations in Serbia and Malaysia. In this specific micro-market, Embassy Springs and Embassy Knowledge Park give the group a demonstrated, on-the-ground delivery history rather than a first-time entry.
Our read: The scarcity argument is the strongest part of the Eden pitch, and it’s backed by a developer with real delivery history in this exact corridor. For a buyer with a genuine ₹27 Crore-plus budget and patience for a 2031 handover, that combination is hard to find elsewhere in North Bangalore right now.
The honest caveats
Possession is five years out
2031 is a long runway, even for a project of this scale. That’s not unusual for a large villa estate, but buyers should treat this as a multi-year commitment, not a near-term move-in option — and factor in five years of holding cost on a ₹27 Crore-plus ticket.
Mansion B pricing isn’t public yet
Only Mansion A (~7,200 sq.ft.) has a stated starting price. Mansion B (~8,945 sq.ft.) is price-on-request, and master plan and unit-wise villa layouts are still being shared directly by the developer rather than published. Buyers evaluating the larger format should get exact pricing and layouts in writing before committing, not work off the smaller unit’s number as a proxy.
This is a genuinely small, illiquid market
With only around 90 units and a ₹27 Crore-plus entry point, Eden’s buyer pool is narrow by design. That’s the point of the product, but it also means resale liquidity years from now will depend on a small number of comparable buyers — this is an end-use or long-horizon appreciation play, not a project to enter for rental yield or quick turnaround.
North Bangalore’s luxury villa supply is not thin
Embassy Riverine, Embassy Springs, and Lodha Beaumont Estate are all active in the same broad corridor, each at different price points and stages. Eden sits at the very top of that range. Buyers should walk the site and compare specifications, not assume the Embassy name alone settles the decision.
Who is this right for?
Strong fit: Ultra-HNI buyers and NRIs who want a genuinely low-density estate address inside an established Embassy ecosystem, are comfortable with a 2031 possession horizon, and are buying for the long term rather than quick resale.
Weaker fit: Buyers needing possession within 2–3 years. Anyone whose budget sits meaningfully below ₹27 Crore — Embassy Riverine and Embassy Springs are the more accessible entry points into the same developer ecosystem. Investors prioritising rental yield over long-term appreciation.

Serious buyers rarely evaluate one project in isolation. If you’re weighing Embassy Eden, these are the North Bangalore addresses most worth comparing it against — each one we advise on directly:
Embassy Riverine — G+2 gated villas on Chapparkallu Road, priced from ₹12 Cr.
Embassy Springs — a large integrated township in Devanahalli, from ₹3.8 Cr, the more accessible entry point into the Embassy ecosystem.
Lodha Beaumont Estate — Lodha’s competing North Bangalore Estate address in Sadahalli; see our Lodha Beaumont Estate review for the full breakdown.
