Embassy Riverine Review:
Price, RERA & Our Honest Verdict
Embassy’s villa enclave at Embassy Origins, formerly known as Embassy Knowledge Park Villas, is now RERA-registered. What it costs, which villas to pick, and whether it makes sense for you.
For most of 2026, North Bangalore’s most talked-about villa launch went by a working name: Embassy Knowledge Park Villas. In September 2026 it was registered with Karnataka RERA under its official name, Embassy Riverine, and launched as part of Embassy Origins, Embassy’s new township north of Yelahanka. Same land, same villa enclave; what changed is that the details are now on the public record.
At Dwelling Ventures, we’re an authorised channel partner for this project. We’ve walked the masterplan, sat with the Embassy team, and have been fielding enquiries from NRIs, founders and senior professionals on the airport corridor. This review updates our earlier pre-launch assessment with the RERA facts and current pricing.

What is Embassy Riverine?
Embassy Riverine is the villa enclave of Embassy Origins, an approximately 85-acre township by Embassy Developments Limited on Chapparkallu Road in the Tharahunise belt, north of Yelahanka. The first phase of Embassy Origins has two RERA-registered projects: Riverine (217 villas) and Embassy South Reserve (855 apartments, 2 to 3.5 BHK from ₹1.99 Cr). Riverine takes roughly 50 acres of the township for its villas, with landscape, water bodies and preserved trees running through the precinct.
| Configuration | Villas · Size (sq.ft. SBA) | Price |
|---|---|---|
| 4 BHK Villa | 48 · ~4,180 | ₹12 – 14 Cr |
| 4.5 BHK Villa | 137 · ~5,200 | ₹14.5 – 18 Cr |
| 5 BHK Villa | 32 · ~6,820 | On request |
All villas: G+2 · 3–4 car parks · private L-shaped gardens · 40,000 sq.ft clubhouse. Prices are indicative ranges that vary with villa position and plot size; the official cost sheet is shared on request.
Embassy Riverine launch date and RERA status
This was the most searched question about the project when it was still called Knowledge Park. Here is where things stand now:
- RERA registration: PRM/KA/RERA/1251/309/PR/090926/008924, registered on 9 September 2026. You can verify it on rera.karnataka.gov.in.
- Official launch: Embassy announced Embassy Origins, with Riverine and South Reserve as its first phase, in mid-September 2026.
- Possession: the RERA-declared completion date is 30 September 2032.
- Status: bookings are open. The pre-launch EOI window has closed; buyers now book against the official price list.
What does it really cost per sq.ft?
At ₹12–14 Cr for about 4,180 sq.ft, a 4 BHK works out to roughly ₹28,700–33,500 per sq.ft of super built-up area. The 4.5 BHK at ₹14.5–18 Cr for about 5,200 sq.ft lands at roughly ₹27,900–34,600 per sq.ft. The spread within each type is mostly about position: water-facing and corner villas sit at the top of the range.
That places Riverine clearly above the plotted and villa-plot options at Embassy Springs, and well below Embassy’s ultra-luxury Embassy Eden mansions, which start at ₹27 Cr. It is the brand’s mid-to-upper villa product in North Bangalore.

The case for Embassy Riverine
A villa with real land under it
An independent G+2 villa on a 50-acre enclave gives you far more undivided land share than any high-rise apartment at a similar ticket size. For long-term holders, land share is what tends to hold value.
Location fundamentals are strong
Riverine sits off Bellary Road (NH 44), about 20 minutes from Kempegowda International Airport, close to Stonehill International School, the KIADB Aerospace Park and the airport-corridor employment belt. North Bangalore has been the city’s most consistent luxury growth corridor, and this belt is one of its newer frontiers. Our North Bangalore market guide covers the wider picture.
Embassy’s delivery track record
Embassy is NSE/BSE listed following the NAM Estates merger, and has delivered landmark North Bangalore communities including Embassy Boulevard, Embassy Lake Terraces and Embassy Springs. A RERA-registered project with a listed developer carries a different risk profile from an unregistered launch.
Our read: The location thesis is sound, the developer is blue-chip, and the product is now fully on the record. For a buyer with a 6-year horizon and a budget of ₹12 Cr and above who wants a low-density independent villa near the airport, Riverine deserves serious evaluation. Choose the villa carefully; position matters more here than configuration.
The honest caveats
Possession is six years out
A September 2032 completion date means your capital is committed for a long time before you can live in or lease the home. Check the payment plan carefully and plan for it.
North Bangalore villa supply is deepening
Riverine competes with other villa and large-format launches on the airport corridor, including the duplexes and 5 BHK homes at Lodha Beaumont Estate. Buyers have options, which means there’s room to negotiate on the right unit.
Beware of inconsistent numbers online
Broker microsites quote anything from ₹11 Cr to ₹14 Cr “onwards”, 200-acre townships and villa counts that don’t match the RERA filing. Rely on the RERA record and the developer’s official price sheet, not screenshots.

Which villa should you pick?
The 4.5 BHK is the heart of the project: 137 of the 217 villas, the most choice, and the half-room works as a study or guest suite. The 4 BHK is the entry ticket and the easiest to resell. The 5 BHK is scarce (32 villas) and priced on request; it suits buyers who want the largest homes and plots. Within any type, prioritise water-facing and corner villas, and distance from the township’s main road.
Who is this right for?
A good fit: families wanting an independent villa within reach of the airport and North Bangalore’s schools; NRIs looking for a long-term Bangalore base with a listed developer; buyers upgrading from an apartment who value land and privacy.
Probably not the right fit: buyers who need to move in before 2030, anyone looking for rental yield in the near term, or buyers comparing purely on price per sq.ft against apartments.
